Consumer buying decision on landed property in johor Bahru (JB) / Zui Boon Chiang

Abstract
|
The objective of this paper is to investigate what is the key factor that dominates the
Johor Bahru (JB) people buying behavior on landed property. A further aim is to figure out
what would be the secondary determinants that deemed to be act as added value that would
influence their buying behavior. The research problem emerged when the managements are
facing the problem of poor sales performance in the last few quarters. The sales declination
does not recover even though some strategy and change of planning have been applied by the
management to improve the market response.
Basically the study was conducted in a few destinations within the JB district with the
planned sample size; n=100. Primary data will be collected through the field survey with the
questionnaire to be answered on the spot by the respondents. The gathered primary data will
be tabulated and analyzed with descriptive analysis and correlation testing approach. The
results indicated that property location is the key determinant that will influence the customer
buying decision on landed property in JB. There is strong correlation of the customer age and
the property location but weak correlation with property design. The finding also shown that
customer extremely agreed developer should bear the full responsibility on the buildings
defects after the sales.
The limitations appeared in this research are the insufficient consideration of the
external factors such as economic performance that will influence their buying behavior. It
also exist of respondent bias, figure polishing, and the possibility of the questions
misinterpretation. Similarly the sample sizes being selected yet to improve. It is
recommended and based on the outcome and present situation; the developer should look in
to the property location factor prudently and reorganize the marketing strategy in order to
spur the declined sales performance.
It is proposed the future research should be diverted into centralized community
construction concept and further study will be conducted to explore other elements that might
essential to the potential buyers. It is suggested the future research respondents should be
included the neighborhood countries citizen who stayed in JB district.
