Title Determination of preferred housing profiles in retirement village development in Klang Valley. / Wei Leong Tawl
Abstract Malaysia is fast becoming an ageing population with the projection by 2020 the elderly will reach an estimated 4.46mn. The rapidly ageing population have implications towards nearly all sectors of society; most critical is the healthcare cost which are rapidly increasing at 12%/annum and is expected to exceed USD$20bn by 2025, where the bulk goes to the elderly care. Hence there is a growing interest of the policy maker and planners in aged-friendly neighbourhoods that promotes active lifestyle among the elderly population, known as retirement village. This study therefore looks at applying the WHO framework on aged-friendly communities to determine the preferred housing attributes and profiles of a retirement village for the elderly. Data were collected from the elderly aged 40 and above in Klang Valley due to the fact it has the highest concentration of the elderly population. Since the retirement village is rather new in Malaysia, a combination of both quantitative and qualitative approaches are used; the qualitative approach is to solicit feedbacks from the elderly their view on any elderly housing provisions in Malaysia whereas on the quantitative approach, 250 elderly were conveniently selected for the survey to facilitate in the investigation on the preferred housing attributes and profiles. Five hypotheses were developed for examining the relationship between the housing attributes dimensions and preference towards retirement village. The research finding showed that there was a significant positive relationship between the location attributes and preference towards retirement village. However the respondents were indifferent on the impact of housing intrinsic attributes, housing extrinsic attributes, healthcare and support-care services, and cost attributes with the preference towards retirement village development. On the preferred housing profiles, the result of the conjoint analysis showed that when it comes to decision on retirement village accommodation, price is the most important factor followed closely the size of build-up area and to a lesser extent the healthcare and support-care services, and the location factor. The result of the hypotheses testing indicates a need to further understand in detail other confounding factors that can influence the preference towards retirement village beside the five housing attributes because no one type of housing can satisfy the heterogeneity and diversification of the rapidly expanding Malaysian elderly population. Hence several recommendations were highlighted for future study, which may help to further strengthen the understanding of the influencing factors that may improve the adoption or preference towards retirement village development.
