Abstract
|
The main purpose of this study is to determine the factors that affect the residential
property buying behavior in Penang Island and how important are those factors affect
them in order to serve as a guidance to property developer. It is important for property
developer to understand the actual demand of the consumer in order to properly address
it. Questionnaire survey method with closed-end question that design as Likert Scale
was deployed in this research. The questionnaire consists of three sections with the first
section contains the personal background information of the respondents such as age,
gender, household income and etc. The second section is to collect the information
regarding the interest in property of the respondents and the last section is to gather how
the respondents rate each of the factors that might affect their purchasing behavior. The
result shows that the respondents are much concern with factors that closely related to
their daily activities such as the safety of the neighborhood, location of the property,
great neighborhood, traffic congestion and distance to work. In addition, factors such as
amenities and public facilities are the least important to the respondents. In conclusion,
property developer should put much effort into ensure their project meet the basic
demand of the consumer’s daily life especially their daily routine activities.
